Singapore HDB resale median price hits S$650,000 in September 2026
Singapore's HDB resale market recorded a median price of S$650,000 in September 2026, up 2.4 per cent from the previous month. Transaction volume fell 10.8 per cent to 2,248 units, with 9.3 per cent of sales at or above S$1,000,000.
In September 2026, the Housing and Development Board resale market registered 2,248 transactions, down 10.8 per cent on the month from 2,520 in August. The median resale price rose to S$650,000, up 2.4 per cent from S$635,000 previously, while the median price per square foot eased 0.4 per cent to S$598 psf.
Sales at or above S$1,000,000 numbered 209, representing 9.3 per cent of all transactions. The highest price recorded was S$1,720,000 for a 5 Room flat at 1C Cantonment Rd in Central Area, with 83 years 04 months remaining on the lease. The lowest price recorded was S$243,000.
Among flat types, 4 Room flats led with 960 sales at a median S$628,000 and median S$610 psf. 5 Room flats followed with 569 sales at a median S$758,888 and median S$587 psf. 3 Room flats recorded 448 sales at a median S$430,000 and median S$576 psf. Executive flats saw 203 sales at a median S$938,000 and median S$590 psf. 2 Room flats had 66 sales at a median S$365,000 and median S$757 psf. Multi-Generation flats registered 2 sales at a median S$1,300,000 and median S$761 psf.
By town, Queenstown posted the highest median psf at S$987 psf across 74 sales, with a median price of S$900,000. Bukit Merah followed at S$813 psf (77 sales, median S$790,000), Toa Payoh at S$809 psf (103 sales, median S$875,000), and Central Area at S$773 psf (16 sales, median S$806,500). Bishan recorded S$743 psf (53 sales, median S$870,000), Kallang/Whampoa S$729 psf (87 sales, median S$810,000), and Punggol S$697 psf (150 sales, median S$685,000).
Other towns with notable activity included Tampines with 189 sales at a median S$738,000 and median S$624 psf, Sengkang with 167 sales at a median S$658,000 and median S$609 psf, Woodlands with 147 sales at a median S$565,000 and median S$522 psf, Jurong West with 130 sales at a median S$546,944 and median S$507 psf, and Yishun with 126 sales at a median S$535,000 and median S$560 psf.
