July 2026 HDB resale transactions jump 24.7% as median price rises to S$630,000

Resale flat transactions surged to 2,652 in July 2026, up 24.7 per cent from June. The median price rose 0.8 per cent to S$630,000, though median psf slipped 1.6 per cent to S$595 psf. Million-dollar sales accounted for 7.1 per cent of all transactions.

The Housing and Development Board recorded 2,652 resale flat transactions in July 2026, up 24.7 per cent from 2,127 in June. The median resale price rose 0.8 per cent on the month to S$630,000, while the median price per square foot eased 1.6 per cent to S$595 psf.

Million-dollar sales numbered 187, or 7.1 per cent of all transactions. The highest price paid was S$1,580,000 for a 5 Room flat at 273B Bishan St 24 in Bishan (storey 28 to 30, 120 sq m, 84 years 02 months remaining). The lowest recorded sale was S$265,000.

By flat type, 4 Room units led with 1,156 sales and a median price of S$625,000 (S$608 psf). 5 Room flats saw 675 sales at a median S$730,000 (S$571 psf), while 3 Room units recorded 576 sales at a median S$431,278 (S$581 psf). Executive flats had 158 sales at S$900,000 (S$573 psf), 2 Room flats 85 sales at S$372,000 (S$761 psf), and Multi-Generation flats 2 sales at S$1,162,500 (S$657 psf).

Among towns with 10 or more sales, Queenstown posted the highest median psf at S$1,059 psf (91 sales, median price S$832,888). Central Area followed with S$945 psf (11 sales, median S$762,000), and Toa Payoh with S$821 psf (85 sales, median S$890,000). Other high-psf towns included Bukit Merah at S$771 psf (92 sales, median S$850,000) and Marine Parade at S$713 psf (17 sales, median S$950,000).

The most active towns by volume were Tampines (234 sales, median S$719,444, S$614 psf), Sengkang (198 sales, median S$650,000, S$624 psf), and Punggol (189 sales, median S$670,000, S$692 psf). Woodlands also recorded 189 sales (median S$605,000, S$516 psf), and Yishun 179 sales (median S$530,000, S$559 psf).

The lowest median psf among towns with 10 or more sales was Jurong West at S$504 psf (146 sales, median S$558,944), followed by Choa Chu Kang at S$506 psf (108 sales, median S$595,000) and Woodlands at S$516 psf.
