HDB resale prices edge up 0.8 per cent in August 2026, transaction volume dips

The median resale price rose to S$635,000, up 0.8 per cent month on month in August 2026, while transaction volume fell 4.9 per cent to 2,521. Million-dollar sales totalled 201, accounting for 8.0 per cent of all transactions.

The Housing and Development Board’s August 2026 resale flat data, published on data.gov.sg, recorded a median resale price of S$635,000, up 0.8 per cent from S$630,000 in July. The median price per square foot rose 0.9 per cent to S$601 psf. Transaction volume fell 4.9 per cent to 2,521 registered sales, down from 2,651 the previous month.

Million-dollar sales numbered 201, representing 8.0 per cent of all transactions. The highest recorded price was S$1,688,888, for a 5 Room flat at 9B Boon Tiong Road in Bukit Merah, with 88 years 6 months remaining on the lease. The lowest price was S$272,888.

By flat type, 4 Room units accounted for the most sales with 1,155 transactions and a median price of S$628,000. 5 Room flats recorded 578 sales with a median of S$740,000, and 3 Room flats had 559 sales at a median of S$440,000. Executive apartments saw 170 sales at a median of S$925,444, while 2 Room flats had 58 sales at S$368,000. A single 1 Room transaction recorded a median of S$279,000.

Among towns with at least 10 sales, Queenstown recorded the highest median psf at S$972 psf, with a median price of S$848,000 across 73 transactions. Toa Payoh followed at S$909 psf (101 sales, median S$815,000), and Bukit Merah at S$886 psf (74 sales, median S$810,000). Central Area posted S$769 psf (23 sales, median S$730,000), and Bishan S$736 psf (48 sales, median S$849,444).

Tampines led in transaction volume with 229 sales at a median of S$688,000 and S$628 psf. Punggol recorded 192 sales at a median of S$680,000 (S$681 psf), while Woodlands had 184 sales at S$584,000 (S$521 psf). At the lower end of the median psf rankings, Jurong West posted S$503 psf (139 sales, median S$555,000) and Choa Chu Kang S$505 psf (103 sales, median S$560,000).
