Conlay by E&O, a 51-storey freehold serviced apartment development at the junction of Jalan Kia Peng and Jalan Conlay in Kuala Lumpur, has been named Top Development (Central Malaysia) in the high-rise category at the EdgeProp Singapore Excellence Awards (EPEA) 2026. Completed in the second quarter of 2025, the 491-unit project is a joint venture between Malaysia-listed Eastern & Oriental Bhd (E&O) and Japan's Mitsui Fudosan Group.

The development, designed by GDP Architects and Kerry Hill Architects, offers 297 fully furnished residences on Levels 12 to 33A, ranging from one-bedroom to two-bedroom-plus-study layouts of 743 to 1,335 sq ft. The remaining 194 units on Levels 37 to 51 form the branded residence component. Launched in 2019 with prices from RM1.8 million, the residences drew strong interest from foreign buyers, particularly from Taiwan, Hong Kong, mainland China and South Korea.

On the EdgeProp.my portal, a one-bedroom serviced apartment at the development currently commands a monthly rent of between RM5,000 and RM7,000. The tower's fin-lined facade acts as passive shading to reduce solar heat gain, while large picture-frame openings provide views of Plaza Conlay, the Tun Razak Exchange and the Royal Selangor Golf Club.

Interiors by E&O's in-house team use timber, stone, marble and leather with warm lighting. Kitchens come fully fitted with premium appliances. The development offers five-star services through a dedicated concierge, supported by a digital community platform, upon request for the Signature Suites. Communal spaces include a library, music room, billiard room, multimedia room, meeting room, multi-purpose lounge, fitness centres, saunas and jacuzzis. On Level 50, a lifestyle and dining destination offers sky-high city views.

Three sky gardens, designed by Seksan Design, include a heated infinity pool set within one of the tower's framed openings against the Kuala Lumpur skyline. The development has been awarded GreenRE Gold provisional certification by Malaysia's Real Estate and Housing Developers' Association. Features include low-emissivity glass, energy-efficient lifts, LED lighting, ceiling fans, naturally ventilated elevated car parks, harvested rainwater irrigation, sub-metering of major water uses, and recycling bins on every residential floor. Green cement, low-VOC paints and certified sustainable building products were used in construction.

Residents can access the Conlay MRT Station on the Putrajaya Line at the development's doorstep, as well as electric-vehicle charging points and bicycle parking.
