SkyAman Development Sdn Bhd, a wholly owned subsidiary of SkyWorld Development Bhd, has launched SkyAman 1 Residences, a 50-storey condominium in Kuala Lumpur's Cheras area. The project comprises 510 units on a 99-year leasehold tenure, with completion scheduled for September 2029.
The development offers 3- and 4-bedroom homes with floor areas ranging from 1,097 sq ft to 1,548 sq ft for standard layouts. Selected larger units and special configurations are also available. According to the developer's approved advertising information, Block A carries a price range of RM808,000 to RM1.941 million. Each unit comes with two to four car park bays, depending on unit type.
SkyAman 1 is positioned along the Cheras urban corridor, providing access to Jalan Cheras and major roads including MRR2, SUKE, AKLEH, KESAS, CKE, MEX and the East-West Link Expressway. The developer highlights nearby MRT stations at Taman Mutiara and Taman Midah, and notes that Tun Razak Exchange (TRX) is five MRT stops away.
Standard floor plans include Type A (1,097 sq ft, 3 bedrooms), Type B (1,119 sq ft, 3 bedrooms with utility area), Type C1 (1,548 sq ft, 4 bedrooms) and Type C2 (1,548 sq ft, 4 bedrooms). Select units feature larger layouts such as 1,668 sq ft, 1,798 sq ft and 1,819 sq ft. The homes are designed with balconies for Type A, B, C1 and C2 units, while Type B also includes a utility space.
The project's facilities include landscaped areas, a swimming pool, Aman Park, Bonsai Garden, creek deck and an elevated Horizon Deck. Construction specifications cover reinforced concrete structure, aluminium-framed glass windows, tiled floor finishes, and standard kitchen and bathroom fittings.
SkyAman 1 is targeting owner-occupiers seeking larger condominium homes within the Cheras-Kuala Lumpur corridor, with a family-oriented profile emphasised through 3- and 4-bedroom layouts, residential title and multiple car park bays. For investors, the developer notes that the project's leasehold tenure and entry pricing should be weighed against rental demand and competing condominiums in the surrounding area.
