RM70.5m Taman U-Thant bungalow leads KL's top residential deals in 2026
A bungalow on Jalan Langgak Golf in Taman U-Thant was the most expensive residential transaction in Kuala Lumpur so far in 2026, changing hands for RM70.5 million. Eight of the nine highest-value deals were bungalows, with three in Kenny Hills, according to NAPIC data accessed through EdgeProp EPIQ.
PETALING JAYA (Sept 24): Nine residential properties accounted for the highest-value transactions recorded so far in 2026 in the latest available National Property Information Centre (NAPIC) transaction data for Kuala Lumpur accessed through EdgeProp EPIQ, led by the RM70.5 million sale of a bungalow in Taman U-Thant.
The top transaction involved a bungalow on Jalan Langgak Golf in Taman U-Thant, which changed hands for RM70,499,520 on May 5. The property sits on approximately 90,385 sq ft (2.07 acres) of land and has a built-up area of 6,019 sq ft, working out to approximately RM780 psf based on land area.
Eight of the nine properties were bungalows, while three were in Kenny Hills (Bukit Tunku). The second-highest transaction was a semi-detached house on Jalan Tunku in Kenny Hills, sold for RM30 million on April 21. It has a land area of approximately 8,181 sq ft and a built-up area of 7,800 sq ft, working out to about RM3,667 psf based on land area and RM3,846 psf based on built-up area.
Rounding out the top five were a bungalow on Jalan Lurah Tunku in Kenny Hills (RM27 million, sold Jan 29), a bungalow on Jalan Bukit Segar 9 in Cheras (RM18 million, sold Jan 26), and a bungalow on Jalan Medang Tanduk in Bangsar (RM16.5 million, sold Feb 12).
The remaining transactions were a bungalow on Jalan Bukit Tunku in Kenny Hills (RM16 million, sold Feb 12), a bungalow on Lingkungan U-Thant in Taman U-Thant (RM14.19 million, sold April 27), a terrace house at The Mansions in Desa ParkCity (RM14 million, sold March 5), and a bungalow on Jalan Jemerlang in Country Heights Damansara (RM13.5 million, sold Feb 16).
At RM4,237 psf based on land area, the terrace house at The Mansions recorded the highest land-based psf among the nine transactions. All nine transactions are freehold subsales in the Kuala Lumpur district.
