The buyer was attracted to the property's substantial land size and its location in the low-density, exclusive neighbourhood, according to Catherine Lai (REN 38598) of ESP Properties Sdn Bhd.

The property was on the market for eight months before being sold. The previous owner was selling the property, which was an inheritance.

For comparison, a Dec 1, 2025 transaction saw a bungalow at No 4, Jalan Langgak Golf with a land area of 30,382 sq ft sold at RM23 million, reflecting a price of RM757 psf, according to EdgeProp EPIQ. As of end-October, based on one sale listing on EdgeProp, a bungalow at Jalan Langgak Golf was asking RM60,000,000 or RM1,377.41 psf, based on a land area of one acre.
