Mah Sing launches Japanese-inspired M Amaya serviced apartments at Southbay, Batu Maung
Mah Sing Group has launched M Amaya, a freehold serviced apartment development at Southbay in Batu Maung, Penang. The 4.8-acre seafront project comprises two 37-storey towers with 833 residential units, priced from RM480,000, and is scheduled for completion in 2030.
Mah Sing Group Berhad has launched M Amaya, a Japanese-inspired serviced apartment development within the established Southbay township in Batu Maung, on Penang island's southern coast. The freehold project occupies 4.8 acres overlooking the sea and comprises two 37-storey towers housing 833 residential units and 11 commercial units, along with a podium of lifestyle facilities.
M Amaya is the latest offering following the success of Mah Sing's earlier Southbay project, M Zenni, a 33-storey serviced apartment that received strong demand from homebuyers. Over nearly 20 years, Mah Sing has developed Batu Maung into a waterfront address anchored by Southbay, which includes Residence @ Southbay, Southbay Plaza, The Loft @ Southbay and M Vista.
Drawing inspiration from traditional Japanese architecture, the design incorporates Shoji screen-like translucency and Kumiko geometric patterns to create changing light and shadow effects throughout the day. The development is designed to appeal to young professionals, growing families, first-time homeowners and investors.
Five layout options range from 721 sq ft bachelor pads to 1,432 sq ft family-oriented homes, with 1+1-bedroom, 3-bedroom and 4-bedroom configurations offering two to three bathrooms. Most residences feature private balconies with views of the ocean, the Penang Second Bridge and the southern coastline.
Facilities include a tea house, zen garden, meditation deck, Kumiko Pavilion, infinity pool, Onsen Jacuzzi, yoga room, gymnasium, co-working room, co-dining room and co-dining kitchen. A comprehensive multi-tier security system features controlled access points and surveillance.
M Amaya is located near the upcoming Penang Silicon Island, Bayan Lepas Free Industrial Zone and Penang International Airport, with connectivity to George Town via the Tun Dr Lim Chong Eu Expressway and to the mainland via the Penang Second Bridge. A dedicated shuttle service will connect residents to the future LRT Permatang Damar Laut station, Queensbay Mall and the airport. An integrated retail podium includes Village Grocer as an anchor tenant with a 19,000 sq ft space.
The project is targeted to achieve GreenRE Gold certification, incorporating solar energy for common areas, rainwater harvesting, enhanced daylighting, low-VOC materials, cross-ventilation and an Automated Waste Collection System. Priced from RM480,000, M Amaya includes a complimentary semi-furnished package with kitchen cabinets, hood and hob, air-conditioners, water heaters and wardrobes. Completion is scheduled for 2030.
