Hong Kong private domestic prices hit 12-month highs across all classes in June 2026
The All Classes price index rose 0.3 per cent month on month to 323.2, its highest level in the past 12 months. Rental indices also reached 12-month peaks across all classes, with the All Classes rental index up 0.9 per cent month on month to 205.8.
Hong Kong's private domestic property market recorded its strongest pricing levels in a year during June 2026, with every class of the Rating and Valuation Department's price index reaching the highest level in the past 12 months. The All Classes price index stood at 323.2, up 0.3 per cent month on month and 12.7 per cent higher year on year.
Class A, which covers flats under 40 square metres, rose 0.5 per cent month on month to 342.6, a 12-month high, and was up 11.8 per cent from a year earlier. Class B, for units of 40 to 69.9 square metres, was flat month on month at 316.1 but climbed 13.1 per cent year on year. Class C, 70 to 99.9 square metres, increased 0.6 per cent month on month to 309.1, up 14.5 per cent year on year. Class D, 100 to 159.9 square metres, rose 1.1 per cent month on month to 290.4, a 10.3 per cent annual gain. Class E, 160 square metres and over, advanced 0.8 per cent month on month to 283.8, up 10.0 per cent year on year.
The rental index also set 12-month highs across all classes in June. The All Classes rental index gained 0.9 per cent month on month to 205.8, a 5.1 per cent year-on-year increase. Class A rents rose 0.7 per cent to 221.4, while Class B rents increased 1.2 per cent to 206.1. Class C rents climbed 1.1 per cent to 177.8, Class D rents rose 1.0 per cent to 166.6, and Class E rents added 0.6 per cent to 147.6.
Market yields varied by class. Class A recorded a yield of 3.4 per cent, unchanged month on month, which was the lowest level in the past 12 months. Class B yield rose 0.1 percentage points to 3.0 per cent. Class C yield was unchanged at 2.7 per cent, also a 12-month low. Class D yield was flat at 2.6 per cent, the highest level in the past 12 months. Class E yield held at 2.3 per cent, the lowest level in the past 12 months.
In the private office market, the Overall price index rose 1.3 per cent month on month to 297.2, but remained 3.7 per cent below the year-ago level. Grade A offices posted the largest monthly gain, up 1.8 per cent to 289.1, though still down 1.1 per cent year on year. Grade B prices increased 1.3 per cent to 305.1, and Grade C rose 1.1 per cent to 307.8. Office rentals were largely stable: the Overall rental index edged up 0.1 per cent to 209.7, down 0.7 per cent year on year. Grade A and Grade C rents were flat month on month, while Grade B rents rose 0.2 per cent.
The Land Registry recorded 9,434 sale and purchase agreements for building units in June 2026, with total consideration of HK$82,845 million.
