Bon Kiara, a 410-unit freehold development on Jalan Kiara 3 in Kuala Lumpur’s Mont Kiara, has won the Top Development (Central Malaysia) title in the high-rise category at the EdgeProp Singapore Excellence Awards (EPEA) 2026. The project by Malaysian boutique developer Bon Estates is under construction, with the first sale and purchase agreement signed in March 2023, and is slated for completion and handover by late 2026.

Priced at an average of RM700 (about S$218) psf, the development sits on a 4.15-acre (1.68ha) site. It comprises 64 three-bedroom units, 204 four-bedroom units, and 142 units with five bedrooms or more, ranging in size from 2,081 to 3,075 sq ft, with just six units per floor. About 70% of buyers are Malaysians, with foreign buyers and investors making up the remaining 30%, and the project has drawn mainly owner-occupiers.

“Buyers are not simply looking for more square footage. They are looking for homes that better support the way they want to live,” says Bon Estates’ CEO Chan Jin-Wy. Designed by JS Lim Architect under a “Cosmosphere” concept inspired by the cosmos flower, Bon Kiara adopts a contemporary Mediterranean resort style with warm earth tones, clean lines and layered facades. Interiors by SSO Studio feature warm neutrals and natural textures, including solid wood flooring certified by the Forest Stewardship Council. Each unit has a semi-open lanai with sliding glass doors.

“Rather than maximising built-up space at the expense of greenery, we dedicated approximately 1.5 acres (0.61ha) to green and open spaces,” says Chan. “Our vision was to demonstrate that vertical living does not have to mean sacrificing space, greenery or a sense of home.” The central park, designed by PAD Space Artisan, re-creates the open padang usually found in landed neighbourhoods, and part of it sits above the development’s on-site detention tank. A network of paths links jogging trails, a swimming pool, a pickleball court, a yoga deck and a 2,000 sq ft gym, while a Social House, co-working spaces and a Kids’ Lounge encourage neighbourly interaction. Pets have their own park.

To ease traffic along Jalan Kiara 3, Bon Estates has built a connecting road towards Jalan Duta Kiara and the Solaris Dutamas mixed-use project as a corporate social responsibility initiative. “A good residential development should be considered not only by what is within its boundaries, but also by how it connects to the surrounding neighbourhood,” says Chan.

Bon Kiara has achieved GreenRE Gold certification. Low-emissivity glass on east- and west-facing units, energy-efficient air-conditioners and common-area services are expected to cut carbon emissions by about 1,433 tonnes a year. Solar energy powers the common areas, harvested rainwater irrigates the gardens, and every unit comes with an electric-vehicle charger isolator and a designated parking bay. A residents’ shuttle is also provided.

Bon Estates is now developing Yanu Hills in Taman Melawati, its first landed project in the Klang Valley, comprising 10 luxury bungalows, and is planning a third high-rise development in central Kuala Lumpur. Beyond Malaysia, the developer sees potential buyers among Malaysians working in Singapore who are considering a home in the Klang Valley, as well as Singaporeans familiar with Kuala Lumpur’s property market. “Our approach is to focus on buyers whose needs align with our product offering, rather than pursuing overseas markets simply for the sake of expansion,” says Chan.
