UEM Sunrise Bhd and AME Elite Consortium Bhd have formed a 50:50 joint venture to develop a 402-acre freehold industrial park in Gerbang Nusajaya, Johor, with an estimated gross development value of RM4 billion. The first phase is expected to commence by end-2027.
PETALING JAYA (Nov 2): UEM Sunrise Bhd and AME Elite Consortium Bhd have formed a 50:50 joint venture to develop a 402-acre freehold industrial park in Gerbang Nusajaya, Iskandar Puteri, Johor, with an estimated gross development value of RM4 billion.
The proposed development will be undertaken in three phases, with the first phase expected to commence by end-2027, the companies said in a joint statement on Friday (Oct 30). Their joint venture company, Gerbang Synergy Sdn Bhd, will acquire the land from Nusajaya Rise Sdn Bhd, a wholly-owned subsidiary of UEM Sunrise, for RM972.1 million.
Gerbang Synergy was formed by UEM Sunrise’s subsidiary UEM Land Bhd and AME Elite’s subsidiary AME Development Sdn Bhd. The proposed park, located within the Johor-Singapore Special Economic Zone (JS-SEZ), aims to attract foreign and domestic investment in sectors including electrical and electronics, medical devices and advanced logistics.
The partnership builds on the companies’ existing commercial relationship through the Southern Industrial & Logistics Clusters (SiLC) in Iskandar Puteri. It combines UEM Sunrise’s landbank and township planning capabilities with AME Elite’s industrial park development expertise and multinational client network.
UEM Sunrise managing director and CEO Shaharul Farez Hassan said the joint venture would enable the group to share development investment and execution risks while retaining participation in the development’s long-term value creation. “The joint venture also reflects our disciplined approach to capital allocation and portfolio optimisation,” he said.
AME Elite executive director and group CEO Dylan Tan Teck Eng said the project would expand the group’s long-term development pipeline and strengthen its presence in Iskandar Puteri. He said companies expanding into the JS-SEZ increasingly needed integrated facilities that could help them begin operations quickly and support their environmental, social and governance needs. The partnership would draw on AME Elite’s built-to-suit and industrial park management expertise to deliver facilities tailored for high-value manufacturing, he added.
According to the statement, the site is approximately 15 minutes from the Malaysia-Singapore Second Link and Sultan Abu Bakar Customs, Immigration and Quarantine Complex. The companies also highlighted access via the Second Link Expressway, with Port of Tanjung Pelepas and Senai International Airport supporting connectivity to international markets. AME Elite’s industrial park portfolio includes i-Park @ Senai Airport City, i-Park @ Indahpura and i-TechValley at SiLC.
