ZNEN Landmark Development Sdn Bhd has launched Grains Residences, a freehold serviced apartment development in Bandar Perda, Bukit Mertajam. The 45-storey tower comprises 401 serviced apartment units and 14 commercial outlets, sitting on approximately 25,187 sq ft of land.

The project offers a wide range of layouts, from studio to four-bedroom and dual-key configurations, catering to singles, couples, families and multi-generational households. The development is designed with a low unit density along corridors — 1:4 units along one corridor and 2:7 units along another — to enhance privacy. All rooms are outward-facing and equipped with windows for natural light and ventilation.

Facilities are distributed across the ground floor, seventh floor and rooftop, with four themed gardens: Festive Garden, Hobbit Garden, Coastal Garden and Sky Garden. Other amenities include a swimming pool, BBQ area, alfresco dining spaces, gym, Pilates room and rooftop lounge. Grains Residences is located within the established Bandar Perda township, with supermarkets, food outlets, banks, healthcare facilities and schools nearby. The development’s main access via Jalan Permatang Batu is approximately three minutes away. The Butterworth-Kulim Expressway (BKE) is around eight minutes away, while the Penang Bridge is roughly nine minutes away, providing a direct connection to Penang Island. The North-South Expressway offers longer-distance connectivity across Peninsular Malaysia.

The location is within the Bukit Mertajam–Bukit Tengah–Perai–Juru corridor, near employment areas including Perai, Juru SME, Bukit Minyak Industrial Park, Mak Mandin, Penang Science Park and Bukit Tengah Industrial Park. This proximity to commercial and industrial nodes could support rental demand, the developer noted.

From an investment perspective, the freehold tenure, established location, connectivity and layout flexibility — particularly the three-bedroom dual-key Type D — are positioned as strengths. However, the developer advises buyers to assess rental demand and competing supply in the Bukit Mertajam market. For owner-occupiers, the project’s location, freehold status and lifestyle facilities are pitched at longer-term holding.
