YNH Property to launch 374-unit freehold condominium in Bangsar South

YNH Property Berhad is launching Residensi Bangsar South, a freehold condominium with 374 units in Kuala Lumpur's Bangsar South precinct. The low-density project offers layouts exceeding 1,800 sq ft and is positioned as a family-oriented alternative to larger high-rises in the area.

YNH Property Berhad is bringing to market Residensi Bangsar South, a freehold condominium within the established Bangsar South urban precinct of Kuala Lumpur. The development comprises only 374 units, a notably low count compared with the 1,000-plus units common in surrounding high-rise projects.

Indicative pricing is reported at around RM800,000, though actual launch prices will vary by unit type, floor level, orientation and view. The developer is emphasising larger living spaces, including selected layouts exceeding 1,800 sq ft, to appeal to families and owner-occupiers rather than compact investor-oriented units.

The project sits approximately 3 km from Mid Valley, within an inner-city corridor connecting Bangsar, Pantai, Mid Valley and Petaling Jaya. Road access is provided by the Federal Highway, New Pantai Expressway, Jalan Kerinchi and Jalan Lemabh Pantai. Rail connectivity is available at nearby Kerinchi LRT, Universiti LRT, Abdullah Hukum LRT/KTM and Angkasapuri KTM stations.

Bangsar South itself has developed into a corporate and residential hub, attracting multinational companies and office occupiers. The surrounding area already offers a substantial mix of offices, retail outlets, restaurants and medical facilities, reducing reliance on future amenities. YNH notes that freehold residential opportunities within the Bangsar South corridor are relatively limited compared with the number of leasehold developments in the area.

The developer has publicly showcased several layouts, but a complete technical specification schedule has not yet been released. Details such as kitchen appliances, sanitary fittings, air-conditioning provisions and flooring specifications remain subject to confirmation from official sales materials. Similarly, the full facility schedule is pending, although the project is planned with dedicated facilities within the podium component.

From an investment perspective, the low unit count and freehold tenure could support a more exclusive resale positioning, while the Bangsar South location provides a mature employment catchment. However, the larger unit sizes mean entry prices are higher than many compact serviced residences in the area, and rental profiles may differ from those of smaller units. Buyers are advised to compare the eventual price psf against other freehold, family-sized condominiums in Bangsar South, Pantai and the Mid Valley corridor.
