Vietnam has topped the Asia-Pacific region and ranked third globally for branded residential units, according to the inaugural The Brand Standard report by UK-based advisory firm Global Branded Residences. The country trails only the UAE and the US, which have 84,972 and 71,592 units respectively.

Branded residences are homes affiliated with a recognised brand, with the brand typically allowing a developer to market and sell the residences under its name. Vietnam led the region despite runner-up Thailand having more projects, at 73 schemes with 14,141 units.

By number of projects, Vietnam ranks sixth globally and second in Asia-Pacific. Ho Chi Minh City has the most units at 3,503, followed by Ha Long (2,860 units) and Da Nang (1,429). Of the country's 68 projects, 19 are completed while the remainder are in the pipeline.

Da Nang leads with eight projects, followed by Phu Quoc with seven, Hoi An with six and Ha Long with five. Mercure Residences Ha Long, with 2,259 units, is the single largest branded residence development in Asia-Pacific.

Residential units make up an average of 96 per cent of the combined hotel and residential inventory at the individual-project level, the report noted. This indicates that brands entering Vietnam are prioritising branded residences at scale rather than treating them as a secondary component of hotel developments.

Accor is the dominant operator in Vietnam, with 7,854 units across 23 projects. Its brand portfolio includes Fairmont, Sofitel, Mercure and Novotel. The market also features several projects operated by top-tier brands like Marriott and The Ritz-Carlton.

Vietnam was also ranked fourth globally for branded residences by consultancy Savills' Branded Residences 2025-2026 report, which was based on the number of projects.
