UEM Sunrise Bhd’s Gerbang Nusajaya and Puteri Harbour developments are spearheading the next phase of growth in Iskandar Puteri, as improved connectivity and the Johor–Singapore Special Economic Zone (JS-SEZ) open up new opportunities in western Johor. As the master developer of Iskandar Puteri, UEM Sunrise has shaped the area over the past two decades with a long-term master plan integrating residential, commercial, business, industrial and lifestyle components.

Gerbang Nusajaya, spanning approximately 4,471 acres, is envisioned as an integrated township for businesses, industries and communities. Its strategic position as a gateway between Malaysia and Singapore was strengthened by the opening of the Gerbang Nusajaya Interchange in December 2025, which provides direct access to the Malaysia–Singapore Second Link Expressway. The township is also connected to the wider Iskandar Puteri growth corridor through the Coastal Highway Southern Link and surrounding road networks, enhancing its role in cross-border economic activity.

The township is home to Nusajaya Tech Park, an industrial development supporting manufacturing, logistics and technology. UEM Sunrise’s residential offerings within Gerbang Nusajaya include Aspira Lakehomes, Aspira ParkHomes, Aspira Gardens and Aspira Hills, featuring contemporary designs and landscaped green spaces. Residents have access to established education, healthcare, retail and leisure destinations across Iskandar Puteri, including EduCity, Mall of Medini and Gleneagles Hospital Medini. Commercial spaces at Aspira Square and Aspira Place support the everyday needs of the growing community.

Puteri Harbour, developed across 1,172 acres, is a freehold waterfront mixed development facing the Straits of Johor. Its residential portfolio includes Teega, Almas Suites, Imperia Condominium, Estuari Gardens, Estuari Greens and Estuari ParkHomes. The latest offering, Laman Estuari, comprises Estuari Greens and Estuari ParkHomes, offering landed residences for families. Puteri Harbour is supported by commercial and lifestyle components, including DiReka Square, a commercial hub of 113 two- and three-storey shop-offices, and Marina Walk, which anchors the waterfront alongside the Puteri Harbour International Ferry Terminal.

Facilities for residents include the Estuari Sports Centre, community open field, jogging and walking trails and a multi-purpose court. Nearby amenities include EduCity, Marlborough College Malaysia, Raffles American School, Gleneagles Hospital, Columbia Asia Hospital, Horizon Hills Golf Club and Sireh Park, a 343-acre public park recognised by the Malaysia Book of Records as the Largest Urban Community Green Recreational Park in Malaysia.

Gerbang Nusajaya and Puteri Harbour offer distinct propositions within UEM Sunrise’s wider master plan. Gerbang Nusajaya provides freehold landed homes in an emerging growth area with improving connectivity, while Puteri Harbour combines waterfront living with education, healthcare and leisure amenities.
