Tropicana launches 480 terrace homes at Avisa Residences Phase 2 from RM612,800

Tropicana Corp Bhd has launched Phase 2 of Avisa Residences at Tropicana Alam in Puncak Alam, Selangor, offering 480 two-storey terrace homes priced from RM612,800. The launch follows over 90% take-up of Phase 1's 431 units.

Tropicana Corp Bhd has introduced 480 two-storey terrace homes under the second phase of Avisa Residences at Tropicana Alam in Puncak Alam, Selangor, following sales take-up of more than 90 per cent for the first phase’s 431 units, according to the developer.

Spread across 35.82 acres, the second phase offers homes priced from RM612,800, with built-up areas ranging from 1,917 sq ft to 2,351 sq ft, Tropicana said in a press release dated Wednesday (Oct 28). The developer said the homes have received GreenRE Bronze certification and incorporate specifications intended to improve thermal performance and energy efficiency.

Its managing director of marketing and sales and business development Ixora Ang said the first phase’s sales reflected demand for well-priced, spacious landed homes, supported by the township’s greenery, connectivity and surrounding amenities. “Building on this proven demand, Avisa Residences Phase 2 has been further enhanced with larger and improved layouts, GreenRE Bronze certification, better thermal performance and energy-efficient features, while maintaining an attractive entry price from RM612,800,” she said.

Both Type A and Type B homes are offered in dimensions of 20ft by 70ft and 22ft by 70ft, with Type B featuring a fully extended kitchen. Specifications include north-south orientation, double-volume ceilings, cross-ventilation, inverter air-conditioning and stone wool roof insulation. Each unit will also come with seven four-star-rated ceiling fans, according to Tropicana.

The developer said green spaces and water bodies account for 29 per cent of the wider 362-acre Tropicana Alam township. It listed a five-acre recreational park with a lake and a 4.5km jogging and cycling trail among the township’s amenities, and said the development is next to the 33-acre Central Park. Other features listed by Tropicana include low-volatile organic compound paint, green concrete, drought-tolerant landscaping and a gated environment with a single entry point.

The developer said the township’s two-storey shop offices are intended to bring dining, retail, wellness and everyday services closer to the community.
