The tenant was drawn to the property’s strategic Titiwangsa location, spacious layout, private pool and accessibility. The fully furnished home offers ample indoor and outdoor space while being just 5km from KLCC.

The property stood out for its villa-style setting, privacy, premium interiors and suitability for families, expatriates and corporate tenants. It found a tenant after a month on the market, and the owner signed off on the lease after finding a “suitable” long-term tenant.

In a separate March 18 transaction, a detached house plot at Taman Tiara Titiwangsa with a land size of 6,340 sq ft sold for RM1.1 million, reflecting a price of RM173.50 psf (source: EdgeProp EPIQ).

As of end-August, based on 10 sale listings of bungalows at Taman Titiwangsa on EdgeProp, the average asking price was RM6,650,000 or RM545.37 psf, based on land sizes ranging from 5,834 to 18,800 sq ft. Based on one rental listing, the asking monthly rate was RM9,000 or RM1.29 psf, based on a land size of 7,000 sq ft. These figures do not represent unique listings.
