A bungalow at Sunway Rydgeway Puncak Melawati in Selangor has been sold for RM2.5 million, according to YK Ho (REN 44484) of Vivahomes Realty Sdn Bhd. The buyer was attracted to the property's layout and design, which were among the key factors behind the purchase. The end-lot position, additional land and privacy also added to its appeal.
The bungalow was sold as a bare unit without renovation, giving the new owner flexibility to make changes. The property was on the market for two weeks before it was sold. The previous owner sold the unit after changing his property plans.
For comparison, a detached house at Sunway Rydgeway Puncak Melawati with a land size of 4,639 sq ft was sold at RM2.4 million on March 10, 2023, reflecting a price of RM517.35 psf (source: EPIQ).
As of mid-September, based on 20 sale listings on EdgeProp of bungalows at Sunway Rydgeway, the average asking price was RM2,394,000 or RM538.40 psf, based on land sizes ranging from 3,200 to 6,700 sq ft. Based on nine rental listings, the average asking monthly rate was RM14,666.67 or RM3.10 psf, based on land sizes ranging from 3,646 to 6,000 sq ft.
