Property developer SkyWorld Development Bhd has opened its second Penang sales gallery in Batu Kawan, where it is inviting registrations of interest for SkyWorld Cassia apartments. Penang Chief Minister Chow Kon Yeow officiated at the soft opening of SkyWorld Gallery @ Bandar Cassia on Saturday (Oct 24), the group said in a statement. Its first Penang sales gallery opened in Seberang Jaya earlier this year.

SkyWorld Cassia’s first phase is planned to comprise 3,600 apartments across six 29-storey blocks, according to its website. The developer’s project website lists a built-up area of 900 sq ft per apartment, with three bedrooms, two bathrooms and one or two parking spaces. The project’s advertising disclosure identifies the development as SkyAwani Cassia Residences 1, undertaken by SkyWorld Cassia Development Sdn Bhd, with completion expected in April 2030.

The land is freehold, although the disclosure states that dealings including transfers, mortgages and leases require written consent from the state authority. The developer advertises maintenance charges of 18 sen per sq ft for 10 years, equivalent to RM162 a month for a 900 sq ft apartment. Its website does not specify whether the rate includes sinking fund contributions.

Facilities and features listed include a pay-per-use clubhouse, designated electric vehicle charging bays, security surveillance, a guarded community and green corridors. Clubhouse charges are not specified. The website also advertises a 10-year leak-proof warranty, without detailing its coverage, exclusions or commencement date.

SkyWorld CEO Lee Chee Seng said the group would adopt prefabricated prefinished volumetric construction (PPVC) for its Batu Kawan development. “As we continue to expand our presence in Penang, we remain committed to delivering quality homes through innovation, including the adoption of PPVC technology to enhance construction precision, quality and efficiency,” he said. PPVC involves manufacturing building modules in a controlled factory environment before transporting them to the construction site for assembly. SkyWorld said the method could improve workmanship consistency and construction efficiency.

GreenRE’s register lists SkyAwani Cassia Residences, under SkyWorld Cassia Development, as having received provisional Bronze certification on Dec 24, 2025. SkyWorld Cassia forms part of the group’s wider housing collaboration with Penang Development Corp and PDC Properties Sdn Bhd across Batu Kawan and Seberang Jaya.

In July 2025, Housing and Local Government Minister Nga Kor Ming said SkyWorld had been tasked with building 37,368 homes under the Rumah Bakat MADANI initiative, comprising 31,000 in Batu Kawan and 6,368 in Seberang Jaya, according to Penang government publication Buletin Mutiara. These figures cover the wider programme rather than the initial 3,600 apartments. The gallery’s soft opening also coincided with the 2026 SkyWorld Guang Ming Education Awards.
