Sime Darby Property sells all 52 Seroja Gardens Phase 1 homes in three hours

Sime Darby Property Bhd has sold all 52 freehold single-storey semidee homes in Phase 1 of Seroja Gardens at Nilai Impian, Negeri Sembilan, within three hours of launch in September. The phase has a gross development value of RM48.3 million, with prices starting from RM905,888.

PETALING JAYA (Oct 13): Sime Darby Property Bhd said all 52 freehold single-storey semidee homes in the first phase of Seroja Gardens at Nilai Impian, Negeri Sembilan were taken up within three hours of its launch in September.

In a statement on Monday (Oct 12), the developer said Phase 1 has a gross development value (GDV) of RM48.3 million and spans 7.44 acres. The homes have lot sizes of 40ft by 80ft and a built-up area of 1,971 sq ft, with prices starting from RM905,888.

Sime Darby Property chief operating officer of township development Appollo Leong said the take-up reflected demand for spacious landed homes in established townships, particularly among upgraders and growing families.

“Nilai Impian’s connectivity to key employment hubs in Putrajaya, Cyberjaya, and the southern Klang Valley also provides a strong catchment of buyers seeking larger homes with convenient access to their workplaces and established amenities,” he said.

The group plans to launch Phase 2 in November, with a GDV of RM44 million across 6.87 acres and prices starting from RM925,888.

According to the developer, each Seroja Gardens home has a 3+1-bedroom layout, two bathrooms, outdoor space and a 7.8m-wide car porch, equivalent to approximately 25.6 ft. It also includes solar photovoltaic infrastructure, an electric-vehicle charger isolator point and a rainwater harvesting tank.

Nearby amenities include Taman Tasik Ujana, Village Grocer, Masjid Abu Al-Darda’, Sekolah Kebangsaan Nilai Impian and SMK Nilai Impian. Seroja Gardens is located next to the Nilai interchange, with access to the North–South Expressway, ELITE and LEKAS highways. The statement also identified Batang Benar and Nilai KTM stations as being right outside the township.

Before launching Seroja Gardens Phase 1, the group launched Emilia and Emilia Lakeside, both offering freehold double-storey link homes. Emilia comprises 99 units with built-up areas ranging 1,781–2,090 sq ft, while Emilia Lakeside comprises 210 units ranging 1,795–1,850 sq ft. Sime Darby Property said Nilai Impian spans 1,808 acres and includes residential, commercial and recreational amenities. Residential demand and ongoing industrial developments, including XME Business Park 2, support the township’s role within the KLIA growth corridor, it added.
