S P Setia has launched Summera Grove, a new collection of freehold double-storey terrace homes within the 740-acre Setia Tropika township in Johor Bahru. The gated and guarded development comprises 203 units, with built-up areas ranging from 1,706 sq ft to 1,894 sq ft, on a site of approximately 15.28 acres.

Located in Precinct 13 of Setia Tropika, Kempas, the project offers four land-size configurations ranging from 20 feet by 60 feet to 20 feet by 75 feet. All homes feature a 20-foot frontage, with 4 bedrooms and 3 bathrooms, and a family area included in the two larger configurations.

At launch on 14 March 2026, the project recorded an overall gross development value (GDV) of approximately RM181.43 million. S P Setia reported that all 130 non-Bumiputera units, representing about RM123.3 million in GDV, were fully taken up within hours of launch.

The official project page currently states a price range of RM995,647 to RM1.686 million, with a 15 per cent Bumiputera discount. Earlier launch reporting quoted prices from RM719,355 to RM1.43 million, indicating that pricing information can vary according to unit type, purchaser category and availability.

Summera Grove is designed as a landed residential enclave rather than a high-rise development. The project relies on the wider Setia Tropika township for recreational and lifestyle components, including a 12-acre town park, linear park, pocket park, commercial areas and a central business district with retail, F&B outlets, banks and the Tropika Convention Hall.

The homes feature reinforced concrete structural frameworks with brickwall or concrete-wall construction, concrete roof tiles or reinforced-concrete flat roofs, and aluminium-frame glass windows. Interiors include porcelain tiles in living, dining, kitchen and bedroom areas, with full-height porcelain tiles in kitchens and selected bathrooms.

The project is expected to be completed in March 2028. Its location offers access to major highways connecting to the Johor Bahru city centre and the Customs, Immigration and Quarantine (CIQ) Complex.
