PropNex Malaysia founders on giving up own brands to build a unified platform

PropNex Malaysia CEO Marcus Teng explains why he and other agency leaders chose to set aside their individual brands to operate under PropNex Realty's brand and systems. The move, he says, was driven by humility and conviction that a unified platform would be stronger, with the company now counting

PropNex Malaysia's roots trace back to 2000, when Marcus Teng, now the company's CEO, entered real estate during a difficult stretch for Malaysia's economy and property market. What drew him in wasn't the promise of a hot market, but something more personal.

"I entered real estate because I wanted to create a better future for my family," he says. "I was looking for more than just income. I wanted greater control over my time, the ability to be present for my family, and the opportunity to build something meaningful."

Teng built his own agency within six months and expanded to five branches by 2011, but early growth came with struggles retaining talent. "Growing a business and building an organisation are two very different things," he reflects. "You can increase sales, recruit more people and open more branches very quickly. But if the people around you cannot see how they can grow with the organisation, that growth will not last."

By 2018, several established agency leaders in Malaysia, Teng among them, had spent years building their own businesses and brands, making the decision to combine forces under PropNex Singapore's brand a difficult one. "Putting those brands aside was not a small decision," Teng says. "It required humility to recognise that what we could build together might be greater than what any of us could build individually, and conviction to make that decision even after investing so much into what we had already created."

What persuaded the founding leadership was PropNex Singapore's history of unifying different real estate organisations under one brand, as its Singapore partner companies did in 2004. Today, PropNex Malaysia operates as the Malaysian master licensee of PropNex Realty, Singapore's largest Mainboard-listed real estate agency, within a regional footprint spanning Singapore, Indonesia, Malaysia, Vietnam, Cambodia and Australia.

PropNex Malaysia now counts more than 2,200 real estate negotiators nationwide, with more than 70 teams having reached at least RM1 million in annual production and the top-performing team hitting approximately RM30 million in a year. The company's C.A.R.E. values — Continuous Self-Improvement, Autonomy and Entrepreneurship, Respect and Concern, and Ethics, Honesty and Integrity — are translated into capability through a training philosophy summed up as Learn, Train, Teach.

Looking ahead, Teng frames the next chapter around a shift from Strength to Scale, and from Good to Great, deepening leadership development, sharpening training and specialisation, and strengthening both subsales and project sales capabilities. "We want to continue strengthening the connection between our different regions so that PropNex Malaysia operates not as separate offices, but as one national platform," he says.
