Pinnacle@Duxton resale flat at S$1.72m nears Singapore HDB record

A five-room flat at Pinnacle@Duxton in Cantonment Road has had its Option to Purchase exercised at S$1.72 million, which would make it Singapore's second-highest HDB resale price. The deal is S$8,000 below the national record of S$1.728 million set at City Vue @ Henderson in April 2026.

A five-room flat at the Pinnacle@Duxton complex in Cantonment Road has had its Option to Purchase exercised at S$1.72 million, a price that would make it Singapore's second-highest Housing and Development Board (HDB) resale transaction on record, according to property listing platform 99.co.

The 107-square-metre corner unit, located between the 19th and 21st floors of Block 1C, was transacted on Aug 21, although the sale has yet to be completed or appear in public records. Once completed, the deal would surpass the S$1.70 million resale transaction registered at Pinnacle@Duxton in September, becoming the development's most expensive resale flat.

The three-bedroom, two-bathroom home features a private foyer area before the main entrance, a layout typical of corner units. Listing agents said the flat had remained largely unchanged since the owners first renovated it after moving in.

Pinnacle@Duxton had already set a new development record in May 2026, when a five-room flat at Block B1 sold for S$1.63 million, property news website EdgeProp reported. That unit, measuring around 105 square metres, was located between the 43rd and 45th floors. On Sept 9, another five-room flat at Block 1B raised the publicly recorded benchmark to S$1.70 million.

At S$1.72 million, the pending Pinnacle@Duxton deal would come within S$8,000 of Singapore's overall HDB resale record of S$1.728 million, set by a five-room flat at City Vue @ Henderson in April 2026.

Singapore was Southeast Asia's most expensive prime residential market as of June, with prices at S$1,850 per square foot (S$19,913 per square metre), according to property consultancy Savills' World Cities Prime Residential Index. That was more than six times Kuala Lumpur's average price and about 65 per cent higher than Bangkok's. Globally, Singapore ranked 10th for prime residential prices, below Tokyo and Hong Kong.
