Pinnacle @ Duxton four-room flat sets new record at S$1.24 million
A four-room flat at Pinnacle @ Duxton sold for S$1.24 million, setting a new resale record and surpassing the previous high by 2.5 per cent. The sale is one of five four-room flats to cross S$1.5 million this year, with four at the development.
A 95 sq m four-room flat at Block 1A Cantonment Road, Pinnacle @ Duxton, has sold for S$1.24 million, setting a new record for four-room resale flats in Singapore. The unit, located between the 28th and 30th floors, surpassed the previous record by 2.5 per cent, according to property platform 99.co.
The transaction stands out for more than its price. The home occupies a lower floor than every other Pinnacle unit among the 10 most expensive four-room resale flats, eight of which are in the development. It also joins a growing number of four-room flats selling for at least S$1.5 million, a threshold only one such flat exceeded in 2025.
Including the latest flat, five four-room units have reached that threshold this year, with four of them at Pinnacle @ Duxton. The sales indicate that a price previously achieved by very few four-room flats is becoming more frequent, although transactions at that level remain concentrated at a handful of addresses. Pinnacle @ Duxton now accounts for eight of the 10 highest-priced four-room flat sales in Singapore.
The record comes as Singapore was named the most expensive residential property market in Southeast Asia and fourth globally this year, behind Hong Kong, Zurich and Seoul, according to Deutsche Bank. It was also Southeast Asia’s most expensive prime residential market as of June, according to property consultancy Savills’ World Cities Prime Residential Index, with prices more than six times Kuala Lumpur’s average and about 65 per cent higher than Bangkok’s.
Globally, Singapore ranked 10th for prime residential prices, below Tokyo and Hong Kong, among others.
