Parkland Group is bringing Parkland By The Hill, a 36-storey residential tower with 568 units, to Batu 9, Cheras, Selangor. The development comprises 73 villa-style units under Type A and 495 condominium units under Type B, along with a five-storey parking podium, semi-basement parking and a dedicated sky facilities floor.

Located in the established Batu 9 area, the project sits within a mature network of schools, healthcare facilities, retail destinations and major road connections. Major highways serving the development include the Cheras-Kajang Expressway and the Kajang SILK Highway, while the MRT Kajang Line provides nearby rail access at stations such as Taman Suntex and Sri Raya.

The development’s combination of lower-level villa residences and upper-level condominium units sets it apart from a standard single-tower condominium. The sky facilities floor is planned to house recreational and communal amenities, although the full facility schedule has not yet been released by the developer.

Detailed information on built-up sizes, tenure, land size, specifications and pricing is still pending official confirmation from Parkland Group. The project is positioned as a mass-market to mid-market offering, with the 568-unit scale considered moderate for a Cheras condominium, sufficient to support a broad range of facilities.

Parkland By The Hill benefits from the established residential catchment of Batu 9 Cheras, which already has an extensive surrounding population and existing commercial, educational and healthcare infrastructure. The MRT Kajang Line is an additional draw for tenants and younger households commuting to Kuala Lumpur. Investors are advised to monitor launch pricing, maintenance fees and unit sizes once details are released, as Cheras has a sizeable condominium supply and the project’s resale and rental performance will depend on its value proposition relative to surrounding developments.
