Paramount Property's co-living-ready Seiras tops out in Batu Kawan
Paramount Property's co-living-ready Seiras development in Batu Kawan, Penang, has topped out. The 43-storey tower comprises 411 serviced apartments with dual- and triple-key layouts, and has a GDV of RM266 million. Completion is expected ahead of schedule in the fourth quarter of 2027.
PETALING JAYA (Oct 22) — Paramount Property’s co-living-ready Seiras development in Batu Kawan, Penang, has topped out, with the developer expecting completion ahead of schedule in the fourth quarter of 2027. Launched in 2025, Seiras has a gross development value (GDV) of RM266 million and comprises 411 serviced apartments in a 43-storey tower. It is the fifth residential phase of Utropolis Batu Kawan, a 44.3-acre integrated development.
The project offers dual- and triple-key layouts designed to accommodate multigenerational households, shared living and rental arrangements. All apartments measure approximately 1,033 sq ft and have three bedrooms and three bathrooms. The developer’s published specifications list two parking bays for dual-key units and two or three for triple-key units. Paramount describes Seiras’ triple-key concept as the first of its kind in a residential development in Penang.
Shared facilities extend the co-living-ready concept beyond the apartments. These include co-working and shared kitchen spaces, a sports lounge, gym, swimming pool and recreational areas. Digital locks and supporting technology infrastructure complement the layouts.
In a statement on Thursday (Oct 22), Paramount said the topping-out marked the completion of Seiras’ main structural works. Construction will now move to architectural and interior works, including the completion of communal facilities and residential fit-out. Paramount’s project website currently lists expected completion in 2028.
“The topping-out of Seiras brings us another step closer to delivering the development to our purchasers,” said Paramount Property northern region CEO Wang Chong Hwa. “It also reflects the continued progress of Utropolis Batu Kawan and our commitment to creating a well-connected community that evolves with the needs of the people who live, work and spend time here.”
Seiras follows Savana, Utropolis Batu Kawan’s fourth residential phase, which was launched in 2023 and completed in 2025, according to Paramount’s 2025 annual report. The annual report also identifies Seiras Avenue as a complementary commercial component comprising 10 shop units designed to serve the community. Established in 2016, Utropolis Batu Kawan combines residential, retail, office and education components, anchored by the UOW Malaysia KDU Penang University College campus.
