Papyrus North Kiara launches family-size condos from RM738,000 in Dutamas

Papyrus North Kiara, a freehold condominium in Kuala Lumpur’s Dutamas–North Kiara enclave, is selling units from RM738,000. Developed by Yakin Land Sdn Bhd, the 454-unit project on 4.5 acres emphasises four- and five-bedroom layouts, extensive landscaping and more than 1,300 parking bays.

Developed by Yakin Land Sdn Bhd, part of the Kerjaya Prospek Property Group, the project comprises 454 units across two 38-storey towers on approximately 4.5 acres.

Designed by GDP Architects around a “garden living in the city” concept, Papyrus allocates about 30 per cent of the development to landscaping and facilities. Unit sizes start from approximately 1,141 sq ft and extend to a 5,523 sq ft duplex, with most layouts offering four or five bedrooms. Prices initially ranged from roughly RM868,000 to RM3.816 million, equivalent to approximately RM635–RM800 psf depending on unit type. As of August 2026, listed asking prices on PropertyGuru range from about RM738,000 to RM1.17 million, with larger units exceeding RM1 million.

The project is located along Jalan Dutamas Dahlia in Dutamas, next to the established Mont Kiara neighbourhood and approximately 8km from Kuala Lumpur City Centre. It benefits from access to the LDP, NKVE, SPRINT Expressway, DUKE and Penchala Link. Nearby areas include Mont Kiara, Sri Hartamas, Bukit Damansara and Desa ParkCity, providing a mature ecosystem of schools, retail, restaurants, offices and recreational facilities.

Papyrus provides about 1,308 parking bays, with allocations ranging from two to six bays depending on unit type. Selected Type F duplexes also feature private garage-style parking. More than 50 facilities are planned across landscaped and indoor spaces, including an orchard, rain garden, jogging routes, children’s play areas, a swimming pool and a gymnasium.

The specification includes kitchen cabinets, hood, induction hob, microwave, refrigerator, lighting, two air-conditioning units, wardrobes, digital lock, ceiling fans and water heaters for Types A to D. Type E adds a dishwasher and breakfast counter, while Type F duplexes receive additional air-conditioning units and a dry-kitchen island, with some duplexes designed like two-storey landed homes.

Papyrus targets families, upgraders and owner-occupiers seeking larger freehold homes within reach of central Kuala Lumpur. The project is scheduled for completion in 2028.
