Located at No. 2, Jalan Padi U12/42, Seksyen U12, next to the Eco Ardence township, the development occupies a 6.6-acre site and comprises 660 apartment units within a single 35-storey residential tower.
Unit sizes range from 1,001 sq ft to 1,023 sq ft, with layouts designed around three- to four-bedroom configurations. The indicative price is RM250,000, subject to RSKU eligibility requirements including Malaysian citizenship, a minimum age of 18, no existing residential ownership in Selangor and a combined household income of not more than RM14,500.
The development places particular emphasis on multi-generational and inclusive living. Suntrack has incorporated universal-design elements such as wider doorways, wheelchair-friendly ramps, wheelchair turning spaces in selected areas, accessible common areas and smoother floor transitions. A continuous pedestrian walkway is designed to accommodate wheelchair users and baby strollers.

The surrounding Setia Alam and Eco Ardence areas offer an established mix of residential, commercial and recreational amenities.
Pangsapuri Semai is positioned within the affordable housing segment rather than competing directly with conventional private condominiums in Setia Alam. Its RSKU status and RM250,000 indicative price place the project within a more accessible bracket for eligible Selangor households, while the relatively large units provide family-oriented configurations. The project is currently open for registration.
