Pag-IBIG housing-related assets exceed P1 trillion, driven by loan growth

Pag-IBIG Fund’s gross housing-related assets reached P1.01 trillion as of 31 Jul 2026, with housing loans making up 96 per cent of the total. Loan releases from January to July rose 12 per cent year-on-year to P88.84 billion.

Pag-IBIG Fund’s gross housing-related assets reached P1.01 trillion as of 31 Jul 2026, driven by continued expansion in financing for members buying, building or improving homes, as well as support for housing development institutions.

Of the total, P971.39 billion, or about 96 per cent, consists of housing-related loans, while P38.47 billion comprises other housing-related assets, the fund said on 25 Aug 2026.

Department of Human Settlements and Urban Development Secretary Jose Ramon P. Aliling, who chairs the Pag-IBIG Fund Board of Trustees, said the growth reflects the fund’s role in expanding homeownership while supporting activity across the housing sector and the broader economy.

“Reaching more than P1 trillion in housing-related assets is an important milestone. It means more financing is reaching Filipino homebuyers, while qualified developers and institutions receive greater support to provide housing,” Mr Aliling said.

Chief Executive Officer Marilene C. Acosta said the trillion-peso housing portfolio demonstrates how members’ pooled savings help fellow members achieve homeownership.

From January to July 2026, Pag-IBIG Fund released P88.84 billion in housing and wholesale loans, up 12 per cent from P72.61 billion in the same period last year. Under the Expanded Pambansang Pabahay para sa Pilipino Program, the fund has increased the maximum Pag-IBIG Housing Loan to P10 million per borrower, payable over up to 30 years, and continues to offer a 3 per cent subsidised rate for qualified low-income borrowers. Promotional rates of 4.5 per cent for loans above the socialised housing price ceiling up to P4.9 million, and 5.75 per cent for loans above P4.9 million up to P10 million, are available until 31 Dec 2026.
