The Noida Authority board on Wednesday approved the adoption of the Model Building Regulations, 2026, which removes the maximum floor area ratio (FAR) cap for group housing projects on plots abutting roads wider than 45 metres. The regulations, cleared by the Uttar Pradesh state cabinet on 9 Oct 2026, are expected to allow higher permissible density and encourage more high-rise residential and mixed-use projects, particularly along major corridors and near Noida International Airport, now renamed Narendra Modi International Airport. However, building heights will still be constrained by setbacks, fire safety norms and aviation clearances.

The existing maximum permissible FAR for group housing in Noida is 3.5. The decision was taken at the Authority’s 224th board meeting, chaired by Deepak Kumar, Uttar Pradesh infrastructure and industrial development commissioner and Noida Authority chairman. Noida Authority CEO Krishna Karunesh said that the board had decided to constitute a committee comprising officials from Noida, Greater Noida and Yamuna authorities to examine the implementation of the new regulations and identify matters that require decisions at the board level.

The board also approved the UP Private Business Park Development Scheme, 2025, and decided to issue a request for proposal (RFP) to select a master developer for the proposed AI City-cum-Business Park in Noida. The project will house facilities related to artificial intelligence, Global Capability Centres (GCCs), information technology and IT-enabled services (IT/ITES), research, startups and skill development. The master developer will be selected through a competitive e-bidding process.

To address the parking needs of trucks and other goods carriers, the board approved the final report of the City Logistics Plan, which will now be sent to the state government for approval. The plan assesses industrial and commercial activity, freight movement, traffic management and logistics infrastructure to develop a roadmap tailored to Noida’s requirements.
