Noida Authority approves revised Sports City master plan, four projects get conditional OCs
The Noida Authority has approved a revised master layout plan for the Sports City project in Sector 150, allocating 70% of the area to sports and recreation. Four projects have received conditional occupancy certificates after clearing all outstanding dues, as the Supreme Court continues to monitor
The Noida Authority has approved a revised master layout plan for the Sports City project in Sector 150, following board meetings on 3 January and 6 April this year. The formal approval letter was issued on 6 May, with the proposal submitted by the developer on 2 January along with the prescribed fee under the Sports City scheme. The Sports Authority of India vetted the proposed sports facilities before approval.
The revised plan retains 70 per cent of the total project area for sports, recreational and related facilities, institutional uses and open spaces. Residential development accounts for 29.5 per cent of the area, while commercial use is restricted to 0.5 per cent. The Authority also approved the building plan for plot SC-02/G in Sector 150 on 9 June, with building plans for other plots still being processed.
Four projects have received conditional occupancy certificates after their developers paid 100 per cent of outstanding dues. The developers are Brick Rise Developers Pvt Ltd (plot SC-02/H&I), Ace Infracity Developers Pvt Ltd (SC-02/F), Land Kart Builders Pvt Ltd (SC-02/A-1) and Samridhi Infra Square Pvt Ltd (SC-02/D). The developer, its subsidiary companies and consortium members deposited 20 per cent of outstanding dues within two months of the revised plan's approval, and the Authority retains a first charge and lien over 20 per cent of units as security against pending dues.
The project has around 8,000 homebuyers awaiting progress. The Noida Authority recently filed an affidavit in the Supreme Court apprising it of compliances undertaken, amid ongoing judicial scrutiny over development and homebuyer protection. The Uttar Pradesh Public Accounts Committee, after reviewing documents furnished by the Authority in connection with the Comptroller and Auditor General's report, disposed of all CAG observations relating to Sports City at its meeting on 29 August 2024, and directed the Authority to remove the development ban imposed by its board in January 2021.
Before approving the revised master plan, the Authority issued a public notice on 11 February inviting objections and suggestions, published in two national newspapers and on its website. The objections received were examined and addressed before approval. The Sports City project has faced legal scrutiny over alleged irregularities in land allotment and delays in developing mandatory sports facilities.
