Smart Budget Economy Sdn. Bhd. has launched Myra Yara, a low-density condominium in Putra Heights, Selangor, featuring 219 residential units across an 18-storey building on a 6.015-acre site. The development is positioned for buyers seeking larger homes and a quieter suburban environment, with layouts starting from approximately 800 sq ft for a three-bedroom unit and extending to duplex residences of up to 2,751 sq ft.

The indicative starting price for Myra Yara is approximately RM191,250, according to KL Property Talk, which advises buyers to independently verify pricing and project details with the developer or relevant authorities. The project offers configurations ranging from three-bedroom homes to layouts with up to six bedrooms, catering to different stages of family life.

Myra Yara is located in the established township of Putra Heights in southwestern Klang Valley, with access to surrounding residential and commercial areas including Subang Jaya, USJ and Puchong. The development is near Putra Heights LRT Station, which serves the Kelana Jaya and Sri Petaling LRT lines, while the road network connects to major routes for motorists.

The developer emphasises low density as a key feature, with only 219 units spread across the site, giving the project a more private residential character suited to owner-occupiers rather than purely investor-oriented buyers. Facilities are concentrated on Levels 3 and 4 and the rooftop, with landscaped courtyards, gardens and flowing water features integrated into the communal spaces.

Myra Yara targets families and upgraders who value usable internal space, offering an alternative to the compact floor plans common in many newer urban condominiums. The project's proximity to existing schools, commercial facilities and public transportation in Putra Heights provides an established pool of potential residents, while the low number of units within the development may support owner-occupier appeal.

For investors, the larger unit sizes require careful assessment of rental demand, achievable rental rates and resale liquidity compared with compact, rental-oriented high-rise developments. The developer notes that plans, layouts and specifications are subject to change before completion, and buyers should confirm details directly with the developer.
