Merdu Residences, the first residential phase within the Runnymede Valley Ampang integrated development in Ampang Jaya, has been launched by B.U. Developments Sdn. Bhd., a member of the Runnymede Group of Companies. The freehold serviced residence comprises 317 units in a single block, with nine units per floor and three lifts. Built-up sizes range from 721 sq ft to 1,280 sq ft, covering five layouts from two-bedroom to 3+1-bedroom configurations. Completion is targeted for 2030.
The project fronts the MRR2 and is positioned between Sri Ukay and Villa Sri Ukay. Its road connectivity is a key feature, with access to MRR2 and connections to major routes including DUKE, AKLEH, KARAK, SUKE and EKVE. A dedicated flyover ramp from MRR2 into the development is planned, subject to relevant infrastructure arrangements. The nearest MRT3 station is Taman Hillview, approximately 1km to 1.7km away depending on the access point.
Based on June 2026 information from KL Property Talk, Merdu Residences was marketed at approximately RM669,300 to RM1.28 million, depending on unit type and size, with an indicative starting price of RM663,200. The 721 sq ft to 947 sq ft units provide a lower entry point, while the 1,151 sq ft and 1,280 sq ft configurations are in a higher absolute price range.
The development is part of the larger Runnymede Valley master plan, which incorporates retail, hospitality, wellness and education components. Merdu provides facilities including a swimming pool, children's pool, wading pool, playground, garden terrace, jungle trail, multipurpose hall, gymnasium, co-working space, surau, changing rooms and BBQ pavilion. Interior finishes include timber flooring for living, dining, kitchen and bedrooms, with tiles in wet areas. High-speed fibre-optic connectivity is provided for work-from-home requirements.
The location fronting MRR2 gives the project strong road-access appeal, while the surrounding mature Ampang catchment provides access to established schools, hospitals, shopping centres and neighbourhood amenities. The developer describes the project as a long-term, 30-year vision for creating a new focal point within Ampang.
