KUALA LUMPUR (Aug 26): Mah Sing Group Bhd is expanding its presence in Ampang with the acquisition of approximately 14.3775 acres of land opposite AEON BiG Ampang for RM186.17 million.

The project is said to mark Mah Sing’s third development in Ampang, following the fully sold M Suites and M City. In a statement on Wednesday, the acquisition, comprising three adjoining parcels, will be developed as M Araya, a serviced apartment project with an estimated gross development value (GDV) of RM1.92 billion.

The site is predominantly freehold, with approximately 1.983 acres held under leasehold tenure. Mah Sing intends to apply for the conversion of the leasehold parcel to freehold status, subject to the relevant authorities’ approval.

Subject to approvals, M Araya is planned to comprise serviced apartments with indicative built-up areas ranging from 700 to 1,000 sq ft, with prices starting from RM399,000. The project is intended to cater to young professionals, first-time buyers, growing families and existing homeowners seeking to upgrade while remaining within the surrounding neighbourhood. Registration of interest is expected to begin in the first quarter of 2027, with the project targeted for launch in 2027.

The development follows Mah Sing’s established track record in Ampang. Both M Suites and M City have been fully sold. M Suites is a freehold serviced residence along Jalan Ampang, while M City comprises serviced apartments, SOHO units, retail components and landscaped spaces.

Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said the acquisition was in line with the group’s strategy of replenishing its landbank in established locations with existing infrastructure and residential demand. “Ampang remains one of the Klang Valley’s established residential markets, supported by connectivity, amenities and a sizeable population catchment. Having delivered M Suites and M City, we have experience in the area and are strengthening our presence with M Araya,” he said.

Mah Sing chief executive officer, Property Subsidiaries, Datuk Yeoh Chee Beng said the project would be positioned to serve demand within the established residential catchment surrounding the site. M Araya will have direct access to Jalan Taman Putra and access to the Sungai Besi–Ulu Kelang Elevated Expressway (SUKE), connecting Ampang, Pandan Indah and Cheras, as well as major expressways including the Ampang–Kuala Lumpur Elevated Highway (AKLEH), which provides access towards Kuala Lumpur City Centre.
