Lightwater Residences, a luxury high-rise project by IJM Perennial Development, has picked up two awards at the EdgeProp Singapore Excellence Awards (EPEA) 2026: Top Development (Northern Malaysia) and Top Luxury Development (Northern Malaysia), both in the high-rise category. The joint venture between IJM Corporation Bhd and Singapore-based Perennial Holdings is developing the project at The Light Waterfront Penang, the latest residential phase of The Light City masterplan, which also includes The Waterfront Shoppes, the Penang Waterfront Convention Centre and a five-star hotel.
The two towers hold just 262 homes, with only five units per floor and private lift lobbies for every residence. The unit mix comprises 156 two-bedroom-plus-study units, 48 three-bedroom units, 56 three-bedroom-plus-study units and two units with five bedrooms or more. As at end-September, 50 units in Tower A had been signed, a take-up rate of 38.2 per cent. Tower B is being held back for a future launch, while sales efforts for Tower A continue through targeted marketing, invite-only private previews and overseas roadshows.
Designed by DP Architects with Veritas Architects, the towers are oriented towards the water so that every home enjoys sea views from the living, dining and bedroom spaces. Floor-to-ceiling glazing and generous balconies bring the seascape indoors, while the unit arrangement minimises overlooking between neighbours. Interiors by Beta Architects follow a philosophy of quiet luxury, with natural marble, brushed brass, bronze mirrors and bespoke wall coverings, complemented by custom metal accents, integrated lighting and bespoke joinery.
Facilities draw inspiration from luxury resorts and boutique hotels. At the heart of the offering is the Sky Club, with a sky lounge, whisky lounge, cigar lounge, private dining suites and a jacuzzi, all with sweeping waterfront views. Spaces for working, exercising and entertaining are planned for residents of all ages. On the podium, the landscape by Landarc Associates is guided by an "Estuary Biophilia" concept, with a central swimming pool, community garden, Heliconia Garden, settlement zone with private decks, lawns and sunken sofa lounges, a mist garden, outdoor fitness areas, children's playgrounds and a wading pool.
Lightwater Residences has been awarded GreenRE Gold provisional certification. Homes are designed for natural cross-ventilation and daylight, cutting the need for air-conditioning and artificial lighting. Energy-saving lifts and LED lighting reduce power use, harvested rainwater keeps the gardens green, and water-saving fittings cut household water use. Green concrete was used in construction, low-VOC paints and adhesives help keep indoor air healthy, and EV charging points are provided for residents. Native plant species help cool the surroundings and support local biodiversity.
The project sits next to the Penang Bridge, offering easy access to George Town, Penang International Airport and the Bayan Lepas economic corridor, and is within walking distance of a station on the future Mutiara LRT line. The first sale and purchase agreement was signed in February 2025.
