KaMi Mont Kiara unit fetches RM7,400 monthly rent

A KaMi Mont Kiara condominium unit in Kuala Lumpur has been leased for RM7,400 a month, according to PropNex Realty. The 980 sq ft unit was rented after two months on the market, with the owners saying they aim to help genuine tenants find pleasant homes.

KUALA LUMPUR (Oct 8): A condominium unit at KaMi Mont Kiara in Kuala Lumpur has been leased for RM7,400 a month, according to Samuel Lee (REN 62783) of PropNex Realty Sdn Bhd.

The tenants began looking for another unit when their previous tenancy drew to a close, Lee said. After viewing alternatives, they felt this unit suited their needs best while offering better overall value.

The owners had put considerable thought into the interior and made adjustments to differentiate the unit from other homes, giving it a warmer, more homely feel, Lee added. The owners, who own multiple properties in Mont Kiara and the Kuala Lumpur city centre, said their aim was to help genuine tenants find pleasant and comfortable homes.

The property had been on the market for two months before being leased.

A transaction dated July 20 saw a KaMi Mont Kiara unit with a built-up size of 980 sq ft sold at RM600,000, reflecting a price of RM612.24 psf, according to EdgeProp EPIQ.

As of the beginning of October, based on nine sale listings on EdgeProp of condominium units at KaMi Mont Kiara, the average asking price was RM1,285,111 or RM1,032.80 psf, based on built-up sizes ranging from 840 to 1,604 sq ft. Based on 35 rental listings, the average asking monthly rate was RM4,688.51 or RM4.87 psf, based on built-up sizes ranging from 836 to 1,604 sq ft.
