A terrace house at Jalan Terasek in Bangsar, Kuala Lumpur, has been sold for RM2,465,000 after being on the market for nine months. The buyer, who was seeking a newly renovated unit ready for immediate occupation, considered the property a good deal as the seller had already absorbed the renovation cost and risk, according to Charles Phua (REN 52478) of Zeon Properties International Sdn Bhd.

The previous owner was a property investor whose business model was to acquire units, renovate them to a high standard and sell them for a return. The home had been professionally renovated with modern finishes, fittings and layout, unlike comparable listings in the area.

In comparison, a separate transaction on 16 March saw a terrace home on Jalan Terasek, Bangsar Baru, with a land size of 2,720 sq ft and a built-up area of 1,962 sq ft sold at RM1.8 million, reflecting a price of RM661.77 psf, based on data from EPIQ.

As of end-September, based on 20 sale listings on EdgeProp of terrace houses at Jalan Terasek, the average asking price was RM1,753,000 or RM903.99 psf, with land sizes ranging from 1,600 to 3,520 sq ft. The sold unit achieved RM821.67 psf based on land size.
