IJM Perennial launches Lightwater Residences at THE LIGHT Waterfront Penang, units from RM2.06 million

IJM Perennial has launched Lightwater Residences, a 262-unit luxury condominium within the 32.76-acre The Light City in Penang. Units start from 1,152 sq ft priced at RM2.06 million, with completion targeted for the first quarter of 2029.

Luxury condominium Lightwater Residences has been launched at THE LIGHT Waterfront Penang, offering 262 units across two 34-storey towers on a 2.87-acre freehold site. The project, developed by Jaringan Simfoni Sdn Bhd, a wholly-owned subsidiary of IJM Perennial Development Sdn Bhd — a joint venture between IJM Corporation Bhd and Perennial Holdings Pte Ltd — has a gross development value of RM694 million.

Located within The Light City, a 32.76-acre integrated waterfront district that forms the core of the broader 152-acre THE LIGHT Waterfront Penang master plan, Lightwater Residences offers direct seafront frontage and 180° panoramic views of the Penang Strait and the Penang Bridge. The development has achieved GreenRE Gold Certification.

Unit layouts range from two-bedroom-plus-study units of 1,152 sq ft, priced from RM2.06 million, to three-bedroom layouts of 1,410 to 1,561 sq ft, priced from RM2.64 million. Larger three-bedroom-plus-study units of 1,690 sq ft are available from RM3.15 million. Selected units include a lanai off the master bedroom. Each unit features floor-to-ceiling glass panelling, open-plan layouts, premium finishes and a dedicated lift lobby.

Resort-style amenities are located on the Level 6 facility podium, including a seafront infinity lap pool, Jacuzzi, aqua gym, fitness room, outdoor yoga deck, indoor children’s playground, games room, media room, music room, meditation rooms, study and reading rooms, and a wellness room. The developer is offering special incentive packages including legal fee coverage for the sale and purchase agreement and loan agreement, as well as special rebates of up to RM200,000 for selected units. Completion of Lightwater Residences is targeted for the first quarter of 2029.
