Hijauan Kiara unit sold for RM2.55m after year on market
A 3,681 sq ft condominium unit at Hijauan Kiara in Kuala Lumpur changed hands for RM2.55 million, or RM693 psf. The sale, brokered by E Trend Realty, closed in mid-2026 after the unit was listed for a year. The buyer was drawn to the low-density block's private lift lobby and green views.
A condominium unit at Hijauan Kiara in Kuala Lumpur has been sold for RM2.55 million, or RM693 per sq ft (psf), after a year on the market, according to a Done Deal report by EdgeProp Malaysia.
The unit, with a built-up area of 3,681 sq ft, features a private lift lobby and three side-by-side car park bays located near the lift. Christopher Kwong (REN 60886) of E Trend Realty Sdn Bhd, who handled the transaction, said the buyer was attracted by the low-density development, the practical and spacious layout, and the view from the living room, which sits at eye level with surrounding greenery. The layout, with just one unit per floor and six units in the block, is a rarity in Hijauan Kiara, making it a premium offering. The previous owner sold after moving to a larger property.
In comparison, a separate transaction on 14 Apr 2026 involved a Hijauan Kiara unit with a built-up size of 3,563 sq ft, which sold for RM2.25 million, or RM631.49 psf (source: EdgeProp EPIQ).
As at end-August 2026, based on 13 sale listings on EdgeProp for units at Hijauan Kiara—this number does not represent unique listings—the average asking price was RM2,117,692 or RM643.02 psf, with built-up sizes ranging from 2,487 to 3,732 sq ft. Based on three rental listings, the average asking monthly rate was RM8,000 or RM3.02 psf, for built-up sizes from 2,487 to 2,735 sq ft.
