Haverse Quest Sdn Bhd has unveiled Regent’s Park, a freehold bungalow development on a 50-acre site within the established East Ledang township in Iskandar Puteri, Johor. The project is one of the final residential parcels in the East Ledang masterplan and comprises 99 units split into two phases: Phase 1 offers 67 freehold bungalow land plots, while Phase 2 delivers 32 standard bungalow units. Target completion is 2028.

Regent’s Park is designed around low-density living, with unit sizes ranging from approximately 8,000 to 12,000 sq ft per plot for bungalow land and a standard bungalow built-up area of around 7,224 sq ft. The standard bungalow type, based on third-party listings in November 2026, features five bedrooms and six bathrooms across two storeys, with asking prices between RM5.14 million and RM6.61 million. Bungalow land plots were earlier reported at prices from RM3 million to RM17.6 million, depending on land size and plot characteristics, with plot sizes ranging from approximately 12,000 to 80,000 sq ft.

The development emphasises a nature-oriented environment, incorporating landscaped greenery, lake views, pedestrian-friendly spaces and dedicated walking and jogging trails. Security features include perimeter security, top-grade arrangements and a smart intelligence security system. Rather than extensive communal facilities, Regent’s Park focuses on private residential space and neighbourhood quality.

Located within East Ledang, Regent’s Park benefits from proximity to the Malaysia–Singapore Second Link, providing cross-border access to Singapore via Tuas. The area is also connected via the Second Link Expressway, Lebuhraya Sultan Iskandar, Lebuhraya Skudai and Lebuhraya Kota Iskandar, linking residents to Johor Bahru city centre, Medini, Nusajaya and Gelang Patah. Nearby amenities include Kota Iskandar, EduCity and Puteri Harbour, as well as healthcare facilities such as Gleneagles Hospital Medini Johor and Columbia Asia Hospital Iskandar Puteri, and international schools including Marlborough College Malaysia, Raffles American School and Invictus International School.

Regent’s Park offers two residential options: bungalow land plots under a design-and-build concept, allowing buyers to customise their homes subject to development guidelines, and standard bungalow residences with ready-designed homes. The developer highlights architectural design, quality finishes and landscaping to position the project within the premium landed segment. Competing developments include Horizon Hills and Ledang Heights within Iskandar Puteri.

The Johor-Singapore Special Economic Zone (JS-SEZ) is noted as a long-term factor that could support housing demand in the corridor. Regent’s Park targets affluent local homeowners, established families and buyers seeking a long-term residential investment, with freehold tenure and limited supply of premium bungalow properties. However, the premium entry price means the project appeals to a narrower buyer segment, and bungalow properties generally have a smaller rental pool compared with apartments.
