A two-storey freehold bungalow in Ukay Heights, Ampang, Selangor, has entered the market with an asking price of RM3.35 million. The property sits on approximately 6,300 sq ft of freehold land and has an estimated built-up area of 5,000 sq ft.

The residence comprises five bedrooms, a utility room, six bathrooms, a private swimming pool, and is partially furnished. Polygon Properties real estate negotiator Wan Mujahid is marketing the property. Wan Mujahid brings more than 10 years of combined corporate and real estate sales experience, having spent five years with multinational companies including Qatar Airways and Garuda Indonesia before moving into the property sector five years ago.

Ukay Heights is a private enclave of only nine bungalows, offering a low-density residential environment. Despite its secluded setting, KLCC is approximately a 10- to 12-minute drive via Jalan Ampang. The surrounding area provides access to retail, healthcare, educational and recreational amenities. Ampang Point Shopping Centre is about five minutes away by car, while Great Eastern Mall is roughly a 10-minute drive. Healthcare facilities include KPJ Ampang Puteri Specialist Hospital (five minutes) and Gleneagles Hospital KL (10 minutes). The Campus Ampang, a lifestyle and community hub with sports facilities, F&B outlets and retail, is also nearby.

Architecturally, the bungalow blends natural stone cladding, white rendered walls, a vertical green wall, black louvred screens and steel-framed canopies. Interior features include a cathedral-style pitched timber ceiling with exposed beams in the main living area, an open-plan layout linking the entertainment and billiard rooms to dining spaces and outdoor areas, and gold silk drapes separating living and dining zones. Large sliding glass panels connect the rear dining extension to the landscaped garden and pool.

The property is equipped with solar panels on the roof. The asking price is negotiable. Wan Mujahid said his cross-industry experience helps him understand client expectations, and he emphasises data-driven analysis and practical market considerations.
