Hillcrest Botaniq, a new freehold high-rise residential development in Taman Puchong Utama, Puchong, Selangor, has been launched by Hillcrest Gardens Sdn Bhd. The low-density, nature-oriented condominium occupies more than eight acres and comprises 988 residential units across three towers, with the developer highlighting a 3-acre central park and a family-oriented environment.

Located along Jalan Puchong 1, the project benefits from accessibility to major road networks including the Damansara-Puchong Expressway (LDP), KESAS and SKVE, providing connections to Petaling Jaya, Kuala Lumpur, Shah Alam and other parts of the Klang Valley. For public transport, Bandar Puteri LRT Station is approximately 2.5 km away, while Puchong Perdana LRT Station is about 2.6 km from the development.

The residential units are designed around three principal layouts ranging from approximately 795 sq ft to 1,091 sq ft, with the larger units offering four bedrooms. The indicative starting price is from RM576,500, though detailed unit-by-unit availability and final pricing are subject to release by the developer.

Hillcrest Botaniq adopts a resort-style facilities concept with an emphasis on recreation, wellness and family activities. Facilities include swimming pools, a jacuzzi, children's pool, multipurpose hall with badminton court, gymnasium, yoga room, herb garden, pickleball court and children's playground. The 3-acre central park is a major feature, giving the development a stronger landscape component than a conventional high-rise project.

The project is planned with GreenRE Gold certification, and the extensive landscaped areas and central park reinforce its green-living concept. Hillcrest Botaniq is positioned more towards owner-occupiers and families rather than purely investor-oriented compact-unit buyers, with its freehold tenure, larger layouts and landscaped areas differentiating it from high-density developments that focus primarily on smaller units.

The main consideration for investors is rental demand, as the project is not directly connected to an LRT station and is primarily residential in character.
