Four Seasons Private Residences KL unit fetches RM5.6m, buyer attracted by KLCC Park views

A 2,260 sq ft unit at Four Seasons Private Residences in Kuala Lumpur was sold for RM5.6 million. The buyer was drawn to the corner balcony overlooking KLCC Park and the new Ombak Mall, a feature shared by only five units in the development.

A unit at Four Seasons Private Residences in Kuala Lumpur has been sold for RM5.6 million, according to a transaction recorded by EdgeProp. The condominium, with a built-up area of 2,260 sq ft, works out to a price of RM2,477.88 psf.

The buyer was attracted to the unit because it is one of only five in the development with a corner balcony facing KLCC Park and the new Ombak Mall, said Charles Phua of Zeon Properties International Sdn Bhd. The same view is also available from the three bedrooms. The buyer considered the property a good deal as it was priced at fair market value and came with tastefully designed furniture, making it suitable for either investment or own use, Phua added.

The seller wanted to cash out to invest in another property. The home was on the market for three months before the sale.

For comparison, another unit at Four Seasons Place with a built-up area of 2,260 sq ft was transacted on May 11 at RM5 million, reflecting a price of RM2,211.38 psf, according to EdgeProp EPIQ data.

As of end-September, based on 20 sale listings on EdgeProp, the average asking price for units at Four Seasons Private Residences was RM11,690,590, or RM3,481.54 psf, with built-up sizes ranging from 2,800 to 4,159 sq ft. Based on 23 rental listings, the average asking monthly rent was RM17,104.35, or RM10.64 psf, for built-up sizes ranging from 950 to 2,885 sq ft.
