City of Green condominium in Selangor sold at RM300,000 after year on market

A unit at City of Green condominium in Selangor has been sold for RM300,000, a price the buyer described as below market. The 1,200 sq ft property was unfurnished but in good condition, having been held for a year after being received as contra payment from the developer.

A condominium unit at City of Green in Selangor has been sold for RM300,000, with the buyer describing it as a below-market deal. Jason Tan (REN 33157) of IQI Realty Sdn Bhd, who handled the transaction, said the buyer noted that even studio units in the development were selling for around RM270,000 to RM290,000. The buyer also highlighted strong rental demand in the area, with students already expressing interest in renting the unit.

The property, which is unfurnished but in good condition, had been on the market for one year before the sale. According to Tan, the previous owner had received the unit as contra payment from the developer and had intended to sell it off.

By comparison, a separate transaction on 10 Sep 2025 saw another unit at City of Green with a built-up size of 1,200 sq ft sold for RM600,000, reflecting a price of RM500 psf, based on EdgeProp EPIQ data.

As of mid-August, the average asking price across 20 sale listings for City of Green units on EdgeProp was RM416,880 or RM408.92 psf, for built-up sizes ranging from 971 to 1,100 sq ft. Based on 20 rental listings, the average asking monthly rent was RM2,325 or RM2.33 psf, for built-up sizes of 1,000 sq ft.
