CapitaLand Development starts handover of 2,375 homes at Lumi Hanoi project
CapitaLand Development (CLD) has begun handing over 2,375 units at Lumi Hanoi, a 5.6-hectare residential complex in the Vietnamese capital. The handover is part of CLD's plan to deliver nearly 3,000 homes across Vietnam in 2026.
CapitaLand Development (CLD) has started handing over 2,375 homes at Lumi Hanoi, a residential complex of nine towers on a 5.6-hectare site along Thang Long Highway. The handover, which began on 8 Sep 2026, is part of CLD's plan to deliver nearly 3,000 homes across Vietnam this year.
Standard apartments are fully finished, while duplexes are delivered in basic finished condition and penthouses as bare shells, giving buyers greater flexibility in interior design. The project comprises nearly 4,000 residences, including one- to three-bedroom apartments, duplexes and penthouses, across towers of 29 to 35 stories.
Lumi Hanoi is developed by CLD in a joint venture with Mitsubishi Estate and Far East Organization. Tan Tze Wooi, CEO of CapitaLand Development (Vietnam), said the handovers marked an important milestone for homeowners and the developer. “We are grateful for the trust and support of our homebuyers. Seeing residents move into Lumi Hanoi brings to life a community designed around well-being, connectivity, and everyday convenience,” Tan said.
Together with upcoming handovers at The Fullton Edition and Orchard Hill later this year, CLD expects to deliver close to 3,000 homes in Vietnam in 2026, he added. Lumi Hanoi features more than 80 amenities, including 12 sports courts and three outdoor swimming pools. The development also features a nine-story parking facility and an automated mechanical parking system in the basement.
More than 75% of the site is allocated to greenery and landscaping, including hills, ecosystem ponds, a biotope system and rainwater harvesting infrastructure. A central park features a 200-meter elevated treetop promenade connecting landscaped areas and facilities. Lumi Hanoi has received preliminary EDGE (Excellence in Design for Greater Efficiencies) certification from the International Finance Corporation.
Located along Thang Long Highway with direct access to Ring Road 3.5, Lumi Hanoi is connected to Hanoi's central business district and surrounding education, healthcare, shopping, leisure and business areas. The project is also expected to benefit from future metro expansion and community facilities scheduled to open in 2027, including a five-hectare green park, kindergarten, secondary school and public bus connections.
Lumi Hanoi was designed around a “city of light” concept, using architecture, landscaping and communal spaces to incorporate natural light throughout the development. Studio Milou is the lead architect, with SuMisura and 2ND Edition collaborating on interior design. Following handover, homeowners can use CapitaOne, CLD's mobile app, to access property information, payment schedules, estimated handover dates, property portfolios and contract details.
