CLI launches P2.88bil Alto Ranudo tower in Cebu, first of 11-project pipeline

Cebu Landmasters, Inc. (CLI) has started its P25-billion second-half launch pipeline with the P2.88-billion Alto Ranudo residential tower in Cebu City after securing a conditional license to sell from the Department of Human Settlements and Urban Development (DHSUD).
The 20-story, low-density development along V. Ranudo Street will offer 389 studio and one-bedroom units, premium amenities, and commercial spaces, CLI said in a statement on Wednesday. Alto Ranudo was issued DHSUD Conditional License to Sell No. R7-C005 and Certificate of Registration No. 0002256, the company said.
The project is the first of 11 developments CLI plans to bring to market in the succeeding months as it replenishes inventory following a 95% sell-out rate across its residential portfolio. The 11-project pipeline comprises more than 5,600 units with an estimated P25 billion in total sales value across key Visayas and Mindanao markets, CLI said.
“Strong take-up across our portfolio gives us confidence to bring fresh inventory into markets where we continue to see genuine housing demand,” CLI President and Chief Executive Officer Jose Franco Soberano said. Alto Ranudo will rise beside Calle 104, CLI’s sold-out heritage-driven development anchored by the adaptive reuse of the Garcia-Escaño Mansion.
CLI said residents will have direct pedestrian access to Calle 104’s retail strip, as well as nearby hospitals, schools, retail centers, and Fuente Osmeña Circle. The project’s amenities will include a fitness gym, adult and children’s pools, a yoga area, zen garden, co-working space, lounges, function rooms, children’s play areas, and a pet play area.
CLI said Alto Ranudo will also feature podium parking, four passenger elevators, full backup power, round-the-clock security, and CLI property management services. “Alto Ranudo is our take on how Cebu’s heritage can live on in a modern setting,” Mr. Soberano said. “As we design a residence that feels distinctly Cebuano while responding to how people want to live in the city today, we remain focused on developments that cater to local preferences and create lasting value for our customers and shareholders,” he added.
Alto Ranudo is CLI’s first residential project under CLIMAC Ventures, Inc., its joint venture with Martinez Agricultural Corp. CLI currently has 132 projects across 18 key cities in the Visayas and Mindanao. The launch comes after CLI was named Best Developer in the Philippines at the 14th PropertyGuru Philippines Property Awards on Aug. 20. It also received awards for Best Housing Developer, Best Developer — Visayas, and Best Developer — Mindanao. On Wednesday, CLI shares fell by three centavos, or 1.4%, to P2.12 apiece.
