Bangkok's resale condo market posted a strong recovery in the second quarter of 2026, with transfers rising 39.4% year-on-year and transfer value increasing by 41%, according to the Real Estate Information Center (REIC).
The surge in second-hand condo transactions reflects a shift in buyer behaviour as household incomes weaken, pushing more purchasers toward more affordable resale units rather than new developments, the state-run property data agency said.
The 39.4% jump in the number of transfers and the 41% rise in total transfer value indicate that buyers are not only buying more units but are also spending slightly more per transaction, suggesting demand is concentrated in mid-range segments of the resale market.
