Ayala Land Premier starts Gardencourt Residences turnover in Taguig
Ayala Land Premier has begun turning over units at Gardencourt Residences in Taguig City, with four buyers accepting units and one moving into the first tower, Molave. Parent firm Ayala Land Inc. targets about 13,000 residential unit deliveries this year.
Ayala Land Premier has started turning over units at Gardencourt Residences in Taguig City, as parent Ayala Land, Inc. (ALI) targets the delivery of about 13,000 residential units this year.
Turnover has begun at Molave, the first of five mid-rise towers planned for the 2.1-hectare development in Arca South, the developer said in a statement on Wednesday. As of the second week of September, four buyers had accepted their units and one had moved into the 134-unit tower, the company said.
ALI turned over nearly 6,000 residential units across 40 projects in the first half and is targeting about 13,000 unit deliveries for the full year. Gardencourt Residences is planned to have five residential buildings surrounded by parks on three sides and centered on a private courtyard. Each floor has a maximum of 12 units, ranging from 68 to 261 square meters (sq.m.).
At the center of the development is The Gardencourt, a 5,000-sq.m. private courtyard with open lawns, pathways, and shared amenities. Its East and West Lawns provide a combined 1,035 sq.m. of open space, alongside jogging paths and a pool complex. Singapore-based Habitus Design Group designed the development’s amenities, including the fitness center, garden pavilion, garden lobby, and sky garden. Molave also has a sky garden.
Gardencourt Residences is part of Arca South, which has infrastructure designed to manage stormwater during heavy rainfall. An underground stormwater detention system beneath the estate can temporarily store about 2,500 cubic meters, or 2.5 million liters, of excess rainwater before gradually releasing it into the drainage network.
ALI said it uses similar stormwater-management measures at other master-planned estates, including a rain garden at Vertis North, an underground detention facility in Bonifacio Global City, and a temporary reservoir at Cloverleaf. Gardencourt Residences is located within Arca South, ALI’s 74-hectare mixed-use estate in Taguig. The development is within walking distance of Ayala Malls Arca South, Landers Arca South, and Healthway Cancer Care Hospital.
