Astaka Kimlun Sdn Bhd has launched Amora Serviced Residence, a freehold high-rise residential project within the Amora Park integrated development in Tampoi, Johor Bahru. The project comprises two towers of 48 and 45 storeys, housing 617 units with an indicative starting price of RM600,000, according to project announcements published in October 2026.
Amora Serviced Residence is part of the larger Amora Park master-planned neighbourhood, which also includes Amora Boulevard commercial shoplots, a proposed wellness mall, an education hub and a planned 15-acre urban park. The residential towers sit on a 2.45-acre freehold site along the Jalan Tampoi corridor, with unit sizes ranging from 990 sq ft for a three-bedroom layout to approximately 2,230 sq ft for penthouse configurations. The development is scheduled for completion in 2030.
The unit mix includes five layouts: three-bedroom Type A1 (990 sq ft, 197 units) and Type A2 (1,015 sq ft with balcony, 264 units); dual-key Type B1 (1,290 sq ft, 126 units) and Type B2 (1,455 sq ft with balcony, 16 units); and penthouse Type C1/C2 (approximately 2,230 sq ft, 14 units). Parking allocations range from two bays for the smallest units to six bays for penthouses.
Recreational facilities are concentrated on Level 10 above the nine-level parking podium, including a 50-metre infinity pool, children's pool, gym, yoga room, children's playground, playroom, landscaped gardens, barbecue decks and an amphitheatre. Residents will also have access to indoor and outdoor co-working spaces, an entertainment lounge, karaoke room, multipurpose hall and games station. Tower B is planned to feature an executive sky lounge on Level 44, while the Tropical Sky Garden on Level 45 and Galaxy Sky Garden on Level 48 will provide elevated landscaped spaces.
Location advantages include road connectivity via Jalan Tampoi to surrounding commercial areas, with access to the Pasir Gudang Highway and routes towards Skudai, Larkin and Danga Bay. Existing amenities in the vicinity include Kempas Medical Centre, Hospital Permai Johor Bahru, Paradigm Mall Johor Bahru and Angsana Johor Bahru Mall. The planned Johor Bahru–Singapore Rapid Transit System (RTS) Link may be relevant to cross-border commuters, although the station will require additional travel from Tampoi.
Astaka Kimlun Sdn Bhd is the developer behind the Amora Park development. Amora Boulevard, the commercial shoplot component, is no longer for sale according to the official project website.
