Asia Green Group chief executive Mei Tan has outlined a new corporate philosophy that repositions the 21-year-old Penang developer as an “ecological civilisation developer”, moving beyond conventional property development to design living ecosystems that integrate ecology, technology, culture and conscious community. The vision, encapsulated in what the group calls its 3+X framework, is already taking physical shape at The Pier, a freehold seafront serviced residence project in Bayan Mutiara along Penang island’s Tun Dr. Lim Chong Eu Expressway.
“We have embarked on some soul-searching to crystalise our new purpose, and crafted ‘Truth. Light. Justice.’ as our vision and mission to move the company forward,” Tan said. Truth, she explained, means an honest understanding of people and place; Light represents the wisdom and innovation that improve life; Justice reflects the creation of long-term value for communities, nature and future generations. The three form the philosophy behind every decision from site selection to community design.
The Pier spans roughly 4.55 acres between George Town and the Penang Bridge, comprising 934 units across two towers — Tower A with 496 units over 37 storeys, Tower B with 364 units over 36 storeys, and Wing B1 with 72 units — plus 64 ground-floor shoplots. When completed in 2028, the project will hold a Green Building Index (GBI) Gold certification and feature solar power, rainwater harvesting, waste recycling and EV charging, along with Penang’s first wave pool and resort-style facilities. Take-up has crossed the 40 per cent mark since launch, with strong interest in dual-key units.
Tan said the dual-key layout responds to demand from professionals from China, Taiwan, Germany and beyond who work in Penang’s expanding semiconductor and manufacturing hub in Bayan Lepas. These workers need accommodation that is too long for a hotel and too short for a conventional lease, a pattern that has caused friction in existing developments. Asia Green has appointed Ark Properties to manage mid-term stay services at The Pier, allowing owners to hand over letting, upkeep and guest experience to a dedicated operator.
The conscious-community thinking extends to the landscaping, developed with One Wellness Penang, which selected species for shade, gathering and quiet reflection. After handover, Asia Green plans to offer complimentary community classes including yoga and nature-based programming for children.
Tan described The Pier as a prototype for two larger undertakings in the pipeline. On Northam Road, Penang, the group is undertaking a heritage-led readaptive reuse of the old Shih Chung mansion, to be reborn as One Garden Institute — an international institute and living laboratory for ecological civilisation spanning education, innovation, dialogue, incubation and international collaboration. Restoration work is targeted for completion by 2028, with some elements potentially extending into 2029. In Bentong, Pahang, construction is already underway on One Haven, described as a living laboratory demonstrating regenerative living, integrating nature, agriculture, conscious education, healthcare and community. The first phase is slated for substantial completion by end-2028.
